As the seasons change, so does the real estate market. What typically is a hot, fast-paced environment in the summer cools off a bit come the fall. But, as the air turns cool and crisp and those leaves begin to change, the fall season still brings the possibility and great potential to sell your home, especially in the DMV area. 


While spring and summer are traditionally the peak seasons when it comes to real estate, autumn brings with it an often-overlooked opportunity for homeowners: putting their homes on the market. There are always people moving into the DMV, but fall is a particularly active time, as it is the start of the new fiscal year, so more contract offers are going out, and there are military service members who often opt to move out of peak PCS (permanent change of station) season or opt to move at the end of the year– for those with children– while schools are on break and start the new semester in a new place. Whatever the reason for the move, fall typically yields a higher concentration of more serious buyers. 


Less Competition


We’ve already alluded to this above, but if you’re moving in the fall, you’re serious about the move and not just casually looking or thinking about moving. You’re invested. There’s also less competition, which can help buyers and sellers. If you’re selling, you’ll already have an edge as there is currently low inventory out there, but your home will have a better chance of standing out in a less-crowded field. Typically, less competition equates to better offers and faster sales.
